Verdict: Fair House scores 7.1 out of 10

Fair House Villas & Spa scores 7.1 out of 10 in the Samui69 file. It is a 72-villa, 5-star hillside resort at the quiet eastern end of Maenam, about 20 minutes from the airport. It suits couples and honeymooners who want privacy, sea views and staff who know their names, and long stays in a garden villa. It is a poor match for swimmers who want a proper beach, for guests with reduced mobility and for anyone who wants to walk to shops: beach scores 4.3, access 4.5 and location 5.8. Rooms started around 3,500 THB (~100 USD) a night in the sources checked on 1 October 2026.

Method: 190 guest reviews read one by one on Tripadvisor and HolidayCheck, 97% of them from the last 18 months. The aggregate scores of Booking.com and Trip.com were taken from their listing pages without reading individual reviews. Checked 1 October 2026. Every judgement below is what guests report or what the file shows.

What does the brochure say?

The hotel sits on Maenam beach at 39 Moo 1, with villas stepping up a hillside garden above a small beachfront. The official site lists 72 villas and suites in 9 types, a two-tier pool with a swim-up bar, private pools and jacuzzis in the pool villas, a beachfront restaurant, the Pandanus Spa with an organic concept, an ocean-view fitness centre and free kayaks and stand up paddle boards. A Green Project and coral restoration programme running since 2007 are described on the hotel side. That last item is a hotel claim: no guest in the file confirms it. The year the hotel opened was not found, and no renovation date is published.

Parking is free on site. Pets are unconfirmed: HolidayCheck lists them as allowed, the hotel site does not say so. Ask before you travel with an animal.

What do guests actually report?

Platform scores are high. Tripadvisor shows 4.4 out of 5 from 1,243 reviews. HolidayCheck shows 5.5 out of 6 from 287 reviews, with 99% recommending the hotel and 12 of 287 rating it 3 or lower. Booking.com gives 8.8 out of 10 from 1,067 reviews, with staff at 9.4 and cleanliness at 9.2. Trip.com gives 8.9 from 152 reviews.

The 190-review sample shows why the Samui69 score is lower than those headline numbers:

Category Mentions (+ / -) Score
Staff and service 120 / 8 9.4
Quiet and privacy 40 / 3 8.7
Views 38 / 5 8.4
Condition and age 20 / 30 5.7
Beach 14 / 26 4.3
Location 18 / 22 5.8

Staff praise is the loudest signal. Guest host Boss is named in roughly 35 of the 190 reviews, and other staff, among them Way, Nate, Jack and Praewa, are named too. Guests also mention a WhatsApp line for requests. Complaints are few: a rude front desk once, and some billing disputes. Condition, beach and location are where negatives outnumber or match positives. About 10 guests flag ageing rooms, tiles or maintenance, and about 8 flag the beach as rocky, narrow or tidal.

What are the villas and suites like?

Rooms score 7.4, with 50 positive and 18 negative mentions. Guests describe large Thai-style villas, many with a private pool, a jacuzzi or both, set in a garden. The negatives are dated furniture and general patina, and one guest cautions about the garden-view villas. Ocean suites and sunset-view villas take the sea views, while the trees in the garden screen the view from some others.

Sleep is a mixed area with a small sample (10 positive, 6 negative). Tripadvisor sleep scores 4.5 out of 5. Comfortable bedding is praised, but a few guests report firm beds, loud or weak air conditioning and noise through the wall in duplex villas. Bathrooms score 7.0: spacious and renovated in some villas, with isolated reports of mould in the grout, poor drainage and a water outage.

Cleanliness scores 8.2 (35 positive, 10 negative): daily cleaning is praised, and Booking.com gives cleanliness 9.2. The complaints are spiders, insects and mosquitoes, plus one report of a cleaning that was not thorough.

Condition is the weakest physical score at 5.7. The file shows a property with charm and patina that some guests read as age: loose tiles, pool tiles, air conditioning and water faults in a recurring minority. A few bathrooms were renovated, but the file shows no dated refurbishment of the whole site.

How good are the pools and the beach?

The pool scores 7.6 with 40 positive and 10 negative mentions. The main pool has two tiers and a swim-up bar, and guests describe it as quiet and uncrowded. The complaints are loose tiles, leaves, green patches and a pool that shows its age. Pool villas have their own private pools, which is where most of the privacy praise comes from.

The beach is the weak point: 14 positive and 26 negative mentions, a score of 4.3. Guests report a narrow strip that can vanish at high tide, rocks, sea urchins and murky water. Kayaks and paddle boards are free and get praise, although one guest found only 2 of 4 boards usable and the kayaks worn. For a proper swim, read the Maenam beach guide, or stay on the pool. The Maenam area guide covers the bay and its food stops.

Grounds score 7.4: lush, well kept tropical garden (40 positive, 14 negative). The catch is the hillside. Guests report steep walks to upper villas, and a buggy is available on request. Accessibility scores 4.5 for that reason.

What are the food, drink and spa like?

Breakfast scores 8.0 (45 positive, 14 negative): a buffet plus à la carte on a terrace facing the sea, with gluten-free options. A minority call it repetitive, and egg dishes and croissants are uneven. Dinner scores 7.3: guests like the beachfront Thai food and the Thursday BBQ with a fire show, but say prices run above the island average and Western choice is limited.

The swim-up bar and its happy hour get a 6.3: attentive service for some, expensive drinks and slow service for others, and the bar was closed once. The Pandanus Spa scores 7.8: guests praise professional massages, while three call the prices high. For island-wide comparison, see the spas and massage guide. The gym has little data (one guest says well equipped, another says outdated) so it sits at a neutral 6.0. Wellness scores 7.0: free water sports, a cooking lesson and the BBQ show, but no daily classes and some worn gear. There is no kids club, which puts kids at 6.5 even though families praise the beachfront pool villas.

Where does Fair House fall short?

Beach. Score 4.3. Narrow, rocky, tidal and murky for a share of the year, with urchins reported. Treat the resort as a pool stay.

Age. Condition is 5.7, with 20 positive and 30 negative mentions. Loose tiles, pool tile wear, and air conditioning or water faults show up in a minority of reviews, and isolated bathroom problems appear too.

Location and access. Quiet also means remote: 18 positive and 22 negative location mentions, most of them about needing a taxi to reach Fisherman’s Village or a scooter for shops. One guest calls the main street a 10-minute walk, so read this as a spread. The airport is about 20 minutes away (how to get to Koh Samui, getting around). The Bophut vs Maenam guide compares the two bays. The hillside adds steep walks, and access scores 4.5 with only 2 positive mentions.

Value. Score 7.0 with 14 positive and 12 negative mentions. Tripadvisor value is 4.3 and Booking value 8.5. Packages are liked, while some guests call the rooms overpriced for their age and the restaurant and spa dear.

Who should book, and who should not?

Book it if you are:

  • a couple or honeymooner after seclusion, a private pool and a sunset view
  • a guest who values named, attentive staff above a polished finish
  • a long-stay traveller who wants a quiet garden villa, with a taxi or scooter for outings
  • a German-speaking traveller wanting a calm Maenam base (HolidayCheck 99% recommend)

Skip it if you are:

  • a swimmer who wants a proper beach on the doorstep
  • travelling with limited mobility, since villas sit on a hillside
  • after nightlife or a walk-to-everything location
  • sensitive to wear, since tiles, air conditioning and water faults appear in reviews

Pros and cons

Pros

  • Staff praised by name in over 100 of 190 reviews read (120 positive against 8 negative)
  • Very quiet, lush hillside garden with sea and sunset views
  • Spacious villas, private pools and jacuzzis, and a sea-view breakfast

Cons

  • Narrow rocky beach with urchins, poor for swimming
  • Ageing: patina, loose tiles, air conditioning or water faults for a minority
  • Remote, steep hillside walks, taxi or scooter needed

What are the alternatives?

  • Santiburi Koh Samui: also on Maenam, with a long private beach and 23 acres of gardens. It scores 7.6 in the file, with a better beach and a higher bill, from around 9,000 THB (~257 USD), and tired rooms of its own.
  • Melati Beach Resort & Spa: a quiet private bay and big pool villas on Thongson Bay, from around 4,700 THB (~134 USD). It scores 7.1 like Fair House, with the same remote, ageing trade-off.

The file says no. The beach scores 4.3, with 26 negative mentions for rocks, sea urchins, murky water and a narrow strip that disappears at high tide. Most guests swim in the pool.

Does Fair House Villas & Spa have a kids club?

No kids club is listed. Families report liking the quiet pools and the 2-bedroom and connecting villas, but the tidal beach is small for children. The file scores kids at 6.5.

How far is Fair House from the airport?

About 20 minutes by road. Airport transfers are listed on the hotel site, and guests report a taxi or scooter as the normal way to reach Fisherman’s Village and shops. Scooter rental is available at the hotel.

Is Fair House Villas & Spa pet friendly?

Unconfirmed. HolidayCheck lists pets as allowed, but the hotel site does not, so ask the hotel directly before you book.

Is Fair House Villas & Spa still worth it given its age?

What do the review platforms say?

Tripadvisor 4.4 out of 5 from 1,243 reviews (Tripadvisor page), and HolidayCheck 5.5 out of 6 from 287 reviews (HolidayCheck page). Both are higher than the Samui69 score because that score weights beach, condition and location, where the complaints gather.
